The Job
New kitchen installation, with removal of partition wall separating lounge and kitchen. New flooring installation, electrics, painting and decorating.
The Challenges
Removing tiles damaged much of the substrate, so we had to install new floorboards. Rejoining the two ceilings where we removed the wall. Rubbish removal and kitchen delivery to a fifth-floor flat.
The Solution
When we lay new flooring, we usually just remove the old flooring and start again from a flat, clean and level surface. Unfortunately here, removing tiles had damaged the floor, so we had to replace the floorboards. We saved many of the original levellers and timbers, which saved the client as much money as possible.
When joining the kitchen and living-room ceilings, we found they were slightly different heights. They were also unstable as the removed wall was the main support in that area.
We couldn’t simply fill and plaster over, so we stabilised the two ceilings by bridging timbers across both sides and fixing the timbers to the concrete floor above. This meant we could plaster as intended and blend in the height differences.
On the fifth floor, removing waste and taking deliveries to the property was a big challenge. There were strict parking regulations and all vehicles had to be signed out and allocated timeslots. On busy days, we brought in more labourers to speed up the process and limit the impact on other residents.
